1. Clear the Space
Before construction begins, please remove personal belongings—especially valuables—from all work areas. This protects your items and allows our crew to work more efficiently, whether we’re building a new ADU, renovating your kitchen, or adding that dream master suite.

2. Access to Your Home
For security and efficiency, we don’t keep client keys on hand. Instead, we’ll install a lockbox in a location of your choice. Just provide one key, and we’ll take care of the rest. This helps keep custom home builds and remodel projects moving without interruptions.

3. Dumpster Placement
Every project generates debris, from drywall and flooring to packaging for new fixtures. We’ll need an on-site space for a construction dumpster, placed in the most convenient and safe location possible.

4. Dust & Site Prep
Even with dust barriers, zip walls, and other protective measures, some fine dust can travel beyond the immediate work zone. Keeping doors closed to non-construction areas can help. Rest assured, a thorough clean-up will follow the completion of your project.

5. Noise Levels
From saws and compressors to nail guns and sanders, construction is not a quiet process. If you work from home or need uninterrupted time, consider making alternate arrangements during high-activity phases—especially for larger projects like whole-home renovations or garage conversions.

6. Construction Fatigue
Living in or around a job site can feel exhausting at times. Crews in your space, constant progress updates, and the visual changes can all take a toll. This is completely normal, and we’re here to guide you through the highs and lows—reminding you that the result will be worth every step.

7. The Unexpected
Sometimes surprises arise—outdated wiring, moisture damage, or unusual framing might be uncovered once walls or floors are opened. These findings can impact your budget or timeline, but we’ll always communicate openly and help you choose the best path forward.

Even with a well-planned estimate, home building and renovation projects are a significant investment. Change orders or unexpected repairs can happen, and we’ll walk you through each decision so you always feel informed.

9. Project Timeline Flexibility
While we work hard to stick to our schedule, things like weather delays, shipping issues, or last-minute design changes can shift timelines. We’ll do everything we can to minimize these setbacks and keep your project moving.
